Start with the right RERA record
India's Real Estate (Regulation and Development) framework is implemented through state and union-territory authorities. The Ministry of Housing and Urban Affairs FAQ explains the framework and the registration and disclosure duties placed on covered projects and promoters.
Search the authority for the location of the project. Match the registered name, promoter, registration number and exact phase with the booking form and marketing information. Similar project names or later phases should not be assumed to share the same record.
Read the disclosures as a timeline
Look for the registered completion period, approvals, plans and updates published by the promoter through the relevant authority. Record the date of each item so that an old disclosure is not mistaken for the current position.
Review whether complaints or orders are published, while recognising that their existence or absence does not settle every issue about the proposed purchase.
Complete the checks RERA does not replace
- Independent title and land-record review
- Approvals and permitted use for the exact phase and unit
- Sale agreement, payment milestones and cancellation terms
- Possession, common-area, maintenance and association arrangements
- Tax, funding, remittance and repatriation advice where relevant
