What the official figures say

Dubai Land Department reported total real-estate transactions of AED 252 billion in the first quarter of 2026, with 60,303 transactions. Its release also reported AED 173 billion of real-estate investment across 57,744 investment transactions during the quarter.

A separate Dubai Land Department release reported 1.38 million registered tenancy contracts during 2025, with a total value of AED 126.4 billion. New tenancy contracts exceeded 513,000.

What a large market total can tell you

Transaction value, investment value and tenancy volume help describe the depth and activity of the wider market. They can support questions about liquidity, tenant demand and where new supply may be absorbed.

They do not reveal the net yield, resale value or occupancy of an individual apartment. A market can grow overall while particular buildings, layouts or price points perform differently.

Bring the figure back to the property

For a specific shortlist, compare registered or credible transaction evidence, achievable rent for the exact unit type, service charges, furnishing and management costs, vacancy, finance, payment timing and competing handovers.

Use market-scale figures to understand context. Make the purchase decision from property-level evidence and a downside case that still fits your finances.

A large market creates opportunity and competition. The investment case still has to work at unit level.

Do the investment totals show investor profit?

No. They describe recorded investment activity and value, not profit, rental income or capital appreciation.

Can a Dubai property still lose value?

Yes. Individual values and rental income can rise or fall, and costs, vacancy, finance and currency movements can change the outcome.
